LONG TERM RENTAL

For unfurnished accommodation minimum lease length is 3 years (renewable)

  • Landlords may terminate the lease providing a 6 month notice period is given.
  • Tenants may terminate the lease providing 3 months notice is given.
  • Deposits are 1 - 2 month's rent excluding charges

For furnished accomodation minimum lease length is 1 year (renewable) or 9 months for students

  • Landlords may terminate the lease providing a 3 month notice period is given.
  • Tenants may terminate the lease providing 1 months notice is given.
  • Deposits are 1 - 2 month's rent excluding charges

SHORT TERM RENTAL (Location meublée saisonnière - furnished short term rental)

For short term rental there is no minimum lease length.  The property will obviously need to be fully equipped.

  • To tap into the high end of the market (corporate, tourists) the property will need to be furnished to a good standard and equipped with facilities such as internet, satellite television etc.
  • Weekly rental yields are higher for short term rental than for classic long term rental.  The risk of void periods can be avoided by buying property in a prime rental area such as central Paris, Lyon or Marseille.
